Are utilities included in the rent?
Utilities vary by unit. Residents are responsible for setting up electric service directly with Hawaiian Electric Light Company (HELCO). Electricity for a typical 2-bedroom, 1-bath apartment generally averages between $75–$125 per month.
When is rent due?
Rent is posted on the 1st of each month and is due by the 5th. Late fees are assessed beginning on the 6th.
Is renters' insurance required?
Yes. Residents are automatically enrolled in the property's Liability Waiver Program for $15 per month. Residents may opt out by providing proof of a qualifying renters' insurance policy that meets the lease requirements.
Is parking available?
Yes. Complimentary parking is available and limited to one vehicle per resident. All parking spaces are located in our paved, uncovered parking lot.
What documents or information do I need to apply?
Applicants must provide a class schedule and student ID for the University of Hawaiʻi at Hilo or Hawaiʻi Community College. Faculty members are also welcome to apply. Residents must be affiliated with the University of Hawaiʻi at Hilo and/or Hawaiʻi Community College.
How can I request a roommate?
All occupants must be included on the same lease and submit separate applications. Roommate changes after move-in are subject to approval, standard application requirements, and a lease transfer fee. All leases follow our 12-month installment lease structure.
Do you offer roommate matching?
No. Residents apply together and identify their preferred roommates during the application process.
Do you run credit and background checks? What are the qualifying criteria?
Yes. Soft credit screenings are conducted for self-qualifying applicants. Applicants must demonstrate income equal to at least 2.5 times the monthly rent, while guarantors must demonstrate income equal to at least 3 times the monthly rent. A credit score of 650 or higher and a positive credit history are generally required.
What is the pet policy?
Pets are not permitted. Requests for assistance animals are reviewed in accordance with applicable laws and evaluated on a case-by-case basis.
What is the decorating policy?
Residents are welcome to personalize their apartment. Any damage beyond normal wear and tear may result in charges assessed against the security deposit and/or additional move-out charges.
What is the guest parking and visitor policy?
Guests may obtain a complimentary visitor parking pass during office hours.
What happens when I decide to move out?
Residents are responsible for fulfilling the terms of their lease agreement. If a resident needs to leave before the end of their lease term, they may transfer their lease to a qualified replacement resident, subject to approval and applicable transfer fees.
What do I need to bring to my new apartment?
Residents should plan to bring their own bed and bed frame, desk and chair, any additional storage furniture, kitchen supplies, pantry essentials, and living room and dining room furniture. Apartments are generally unfurnished, although limited furniture packages may be available depending on availability.
How do I schedule a tour?
Tours can be scheduled online, by phone, by text, or by visiting the leasing office. Walk-in tours are welcome during office hours.

Select apartments may be furnished. Please contact our leasing office for current availability and options.
How are packages delivered and where can I pick them up?
Most packages are delivered directly to residents' apartments. USPS mail is delivered to the mailboxes located outside the leasing office and laundry room. Oversized packages may be delivered to the leasing office, where they can be held for pickup during office hours or delivered when available.
How do I submit a maintenance request?
Maintenance requests can be submitted through the Resident Portal, by phone, by text, or in person at the leasing office. Emergency maintenance is available after hours by calling our main office number and following the prompts to reach the answering service.
